Types of Nevada Real Estate Licenses
There are three different levels of licensing in Nevada. The salespersons license is the base entry level license. Next is the broker/salespersons license, which indicates you have completed all of the broker requirements (taking the required courses and passing the required examinations) but for whatever the reason you have chosen to act as a salesperson. The last and highest level of licensing in Nevada is the full broker?s license.
Nevada licensees will be required to renew their licenses based on the following criteria and schedule:

1st license renews after one year
Licensees will be required to take, successfully complete, and submit proof of a 30 Hour Post-Licensing Course
All subsequent licenses will renew every 2 years
Licensees will be required to submit proof of 24 Hours of Continuing Education based on a specific course schedules provided for in NAC 645.
Licenses officially expire on the last day of the month they were issued in either 1 or 2 years later depending on how long you have been licensed, etc.Nevada Salespersons License No Previous License Experience
The minimum requirements for a Nevada real estate salesperson?s license for an individual never having been licensed in Nevada or any other state includes:

90-Hr pre-license course or college equivalent
Must be at least 17 years of age and at least 18 years of age to apply for the license
Must be a citizen of the USA or have a green card and social security number
Provide passing examinations scores of 75% or better for both required licensing examinations at the time of application
Must be able to undergo an extensive background check
Must have a reputation for competency and honesty
Must not make any false statement on the license application
Must not have been convicted of selling real estate of another for profit without a real estate license or have been convicted of a financially related crime or a crime or moral turpitude
Must not be in arrears with child supportNevada Broker/Salesperson License For Current Nevada Salesperson?s
If you currently hold a Nevada salesperson?s license and wish to obtain a Nevada broker/salesperson?s license you must fulfill these requirements:

64 College level credits or units 15 of which must be in Business, Economics or Real Estate related courses
45-Hr Nevada Accredited Brokerage Management Course or 3 college level units of Nevada Brokerage Management
45-Hr Appraisal or 3 college level units of Appraisal
Pass both Brokers Examinations with minimum scores of 75% or better on each examinationNevada Brokers License for Current Nevada Salesperson?s
If you currently hold a Nevada salesperson?s license and wish to obtain a full Nevada brokers license you must fulfill these requirements:

Minimum 2 year full-time licensing experience
64 College level credits or units 15 of which must be In Business, Economics, or Real Estate related courses
45-Hr Nevada Accredited Brokerage Management Course
45-Hr Appraisal or 3 college level units of Appraisal
Pass both Brokers examinations with minimum scores of 75% or better on each examination** Be advised that if you do not have the require number of college level units, the state of Nevada Real Estate Division will award you with 16 college level units for every two years of full time licensing experience, etc. If you have no college level units at all, you will be required to be licensed in a fulltime capacity for 8 years to fulfill the college level requirement. **
Licensees in Other States Wishing to License in Nevada
Effective October 1, 2005, the State of Nevada placed into effect a limited real estate license reciprocity regulation. This new regulation will allow certain licensees, in certain states (See chart), depending on the type of license that they hold, to obtain a Nevada Real Estate Salespersons license ONLY without having to take and successfully complete specific courses for Nevada. Those affected will only be required to take and pass the 40 question Nevada state exam and submit proof at the time of application that their current states license is in good
standing.

For Licensees in Other States That Nevada Does Not Have Limited Reciprocity With
If you are licensed in any other state you will have to take a specific course or courses (depending on the type of license you wish to obtain). You will also have to take and pass either one or both of Nevada?s licensing examinations (Nevada state exam only for those who can show passing national exam results that are less that 12 months old at the time they apply for the Nevada license; National and State exam results for Nevada for those who cannot).
Salesperson License/Out-of-State Licensees
If your initial principles course was accredited with less than 45-Hr in your original licensing state, then you will have to take the entire 90-hr Nevada pre-license course and pass both licensing exams.
If your initial principles course was accredited for 45 to 68-hrs then you will need to take the 45-Hr Nevada Law Course and pass the required exam or exams.
If your initial principles course was accredited for 69 or more hours then you will have to take the 21-Hr Nevada License Law & Regulations course additionally, you will be required to:

Pass both salespersons Examinations with minimum scores of 75% or better on each examination.** Nevada will waive the salesperson national examination if you can provide passing exam results for a salesperson?s national exam in another state that are no more than 12 months old at the time you apply for the Nevada salesperson?s license **
Broker-Salesperson?s License/Out-of State Licensees
If you are an out-of-state licensee and wish to obtain a Nevada Broker-Salesperson?s license you must fulfill these requirements:

64 College level credits or units 15 of which must be in Business, Economics or real Estate Related courses
45-Hr Nevada Accredited Brokerage Management Course or 3 college level units of Nevada Brokerage Management
45-Hr Appraisal or 3 college level units of Appraisal
21-hr Nevada Real Estate License Law & Regulations Course
Pass both Brokers Examinations with minimum scores of 75% or better on each examination** Nevada will waive the broker national examination if you can provide passing exam result for a brokers national exam in another state that are no more than 12 months old at the time you apply for this specific license **
Full Brokers License/Out-of State Licensees
If you are an out-of state licensee and wish to obtain a full Nevada Brokers license you must fulfill these requirement:

Minimum 2 years full time license experience in another state
64 College level units or credits 15 of which must be in Business, Economics, or Real Estate Related courses
45-Hr Nevada Accredited Brokerage Management Course
45-Hr Appraisal Course or 3 college level units of Appraisal
21-Hr Nevada Real Estate License Law & Regulations Course
Pass both Brokers examination with minimum scores of 75% or better on each examination** Nevada will waive the Broker national exam if you can provide passing exam results for a broker national exam in another state that are no more than 12 months old at the time you apply for this specific license **

On average it will cost a candidate about $2,000.00 to license in Nevada, which includes joining the Multiple Listing Services and the Realtors Board. Posted below you will find a list of costs, which candidates will pay as they go through this process in pieces over a period of time as they come due. Remember this is an average cost. But it's pretty darn close.
