i live with a roomate and we are both on the lease but i am moving out because of conflicts with my roommate but will switch my name on the lease to hers? I live in Va? THe house will be rented still so why should i have to pay an early termination fee? Please help!i will be switching my name to my current roommates cousins name. so it will be my roommate n her cousin.

Most landlords will happily transfer the lease into the roommate's name as long as the place is still rented and the rest of the lease is abided by properly. Talk to him or her about the transfer.
