I recently had a problem where the laundry room flooded in my rental property. A restoration company I hired and plumber both agree that the water originated from the laundry room and isn't the result of a leaky pipe, faucet, etc... The water leak was bad enough to lead from the laundry room (2nd floor) to the first floor ceiling causing close to 5,000 in damage. My insurance is paying for it, with a 1,000 dedcutible. I want to go after my tenants to recoup the 1,000 deposit. Is this something my insurance company should get involved with legally to make sure the tenants are held liable. By the way the washing machine is the property of the tenants. If not, How do I provide with recouping my 1,000 deductible costs.

small claims court is about it. I would also look at your states landlord-tenents law. You insurance company has no liability nor interest in the deductible. That is a risk you chose to take.

Send them two copies of a bill. If they have renter's insurance, that might cover it.
