Remodel the kitchen and bath.....that would be my first choice. The least expensive thing you can do and still increase your value is to put a fresh coat of paint on all the walls, have carpets steam cleaned, and give the entire home a good cleaning. Fix anything that is broken, ie: light switches, light bulbs, squeaky doors, leaky faucets, etc.... For the outside, trim shrubs, or plant some greenery, paint the trim around windows and doors, paint your mailbox, power wash your siding. In general make it look as neat and inviting. If the outside looks bad buyers won't even want to look on the inside. If your house looks as though it has been well cared for buyers are more interested and so that increases the value.

- KITCHEN upgrades- Bathroom upgrades ( people love new modern bathrooms these days)- Hardwood floors ( hardwood floors supposedly are your safest home investment)- Adding ammenties like Hot tubs, sun decks, or simply taking good care of your lawn.
