If you dont mind renting a little long I would.Prices have gone up way too much but as you said they are going down. Fed Reserve Chairman Bernanke says the downtrend will continue for at least another year. Many articles about this subject on finance.yahoo.comI'd look at buying in early 09.

Now is the right time to buy real estate if you plan to live there. If you are buying for investment purposes, you can wait a little longer.
