If I have excellent credit and own a home that I rent out as investment property, is having that home going to be an obstacle toward getting a loan for my own home to live in?

It shouldn't if the rents cover all your expenses and you have positive cash flow each month

A lender will let you count 75% of your rental income. If that doesn't cover your total monthly housing expense, that house may be a liability. It's no problem, if you can afford two houses!
