i have a buyer that wants to buy a property that has abot 80k in equity, they are purchasing it for 100k, does anyone know that once the loan is closed is their a lender that will immediately give them a 2nd so that they can pull out cash to update the home

Is there any way to add another person's...
...income in a mortgage application without them being a co-applicant?

My Freind will be prequalifying for a mortgage in May. He has very good credit but don't make enough money for him to qualify for the mortgage amount he want. The person that will be living with him and helping to pay the mortgage (http://www.creditdebtloans.info/bad_credit_mortgage.php) has terrible credit, but if They could combine their incomes they could get the house they want. Is there any way of having both incomes and only his credit considered? The other person is not a spouse and He is planning on applying with Bank of America.

Maybe someone who was in the same situation can help.
