18 ,too :) becouse people under 18 years can't do this

You can't create a legal contract with a minor. Also most people wouldn't buy a house from a minor even if somehow they were licensed.

I agree with you, David, becouse people(children) cant have so a lot of money, and they arent so clever, to make contracts with another persons.
