Just wondering if I should put tile in a house I just purchased (investment). It has new vinyl in it already, but Im wondering if I could get more money back by adding in tile (in the kitchen/bathrooms)? I looked at the comps and some of them do have tile already. Is the return on it worth it? Any replies are appreciated.

Thanks

I put in yes. The reasoning is because you said some of the comps have tile. Although if the vinyl looks good (and I mean real good), it might be counter-productive to change to tile. You have to look at the comps with tile vs. the comps with vinyl to see if it's worth it (although any improvements can help with appraisals at the very least). It might not be, you are the only one who really knows your market. It's like Pergo floors. Pergo is very cheap to buy, but some people pay the same price as real hard wood floors for a house with Pergo. Of course a lot of other people see Pergo and say it's cheap and it's garbage. It always depends on your buyers and your market.
